Valuation Review Form
Appealing a valuation:
- All appeals must be made using the Valuation Review form via
the appeals fax number shown on the form.
- We will require specific evidence of properties which are
comparable with the subject property and which have sold within the
last three months. The evidence must confirm the actual sale price
rather than the price each was marketed at.
-
A minimum of two comparable sales are
required. One of the comparable property sale details must be from
an Estate Agent who sold the property and one comparable figure can
be taken from an internet comparison website of a recent sale.
Alternatively, two comparables from an Estate Agent who have sold
similar properties can be provided.
-
Where customers have commissioned a RICS
Homebuyer's Report, this may be used as supporting evidence but
comparable sales details will still be required.
-
Where customers have commissioned a RICS
Homebuyer's Report, this may be used as supporting evidence but
will not be considered in isolation.
-
In the case of new build properties any
evidence provided must be directly comparable, and where
"incentives" are used these should be clearly documented.
- If the valuation is upheld no further appeal will be
available.
- If the valuation is to be reviewed following submission of new
evidence the valuer will issue a new report.
