Valuations and Surveys

Level 1 Valuation

The basic mortgage valuation is now known as a Level 1 Valuation and the fee scale for mortgage valuations is unchanged – including free valuations for remortgages up to £500,000. A valuation fee is payable on all buy-to-let mortgage applications (purchases and remortgages) unless otherwise stated, on all other mortgages for property purchases [of whatever amount] and on remortgages where the amount of the mortgage is more than £500,000. This fee must be paid up-front and cannot be added to the loan.

 

Level 2 & Level 3 Survey

The Level 2 and Level 3 Survey is a property inspection and report service that includes the option of a full structural survey for house purchase customers (Level 3 Building Survey) in addition to the option of a Homebuyer’s Report (Level 2 Survey). This new service enhances and replaces the current C&G Survey.

 

The Level 2 and Level 3 Survey fee includes the Level 1 Valuation, therefore no separate valuation fee will be charged.

If your client's property has an estimated value of more than £2,000,000, please contact your Business Development Manager for details of the valuation fee your client will need to pay.

 

If you would like to arrange a Level 2 or Level 3 Survey for your client, simply let us know when you submit their mortgage application. For cases on C&G Caseflow, please ensure the option to request a Level 2 or Level 3 Survey is ticked. Please note that the Level 2 and Level 3 Survey are only available to customers applying for a C&G mortgage.

 

The downloadable Level 2 & Level 3 Survey Form contains full information on the levels of valuations and surveys available to your client, including the costs payable plus the request and payment form. Once the request has been made, your client will be contacted by the surveyor to discuss the scope of the survey and to establish any specific requirements.

 

To submit the form:

 

  • Complete the Level 2 & Level 3 Survey Form, ensuring it is signed.
  • Pay the survey fees by either enclosing a cheque or calling your regional processing team, who will take the payment.
  • Send the completed application form (enclosing payment if paying by cheque) to:
